What Coastal Weather Does to a Fence

The Peninsula's climate is hard on a wood fence between builds, which is exactly why maintenance pays here.

Coastal sun grays untreated wood, humidity feeds mildew and keeps the wood damp, and the constant wet-and-dry cycle drives the checking and cracking that age a fence. None of it is dramatic day to day, but over a few seasons an unmaintained wood fence goes from warm and new to gray and rough. A clean and clear sealer slows all of it, holding the color and shedding water so the wood checks and grays far more slowly.

When and Why to Seal a Wood Fence

Sealing is the highest-value thing you can do for a wood fence, and getting the timing right is most of the game.

On a new pressure-treated pine fence, the wood arrives saturated with the treatment that protects it from rot, and it needs a few weeks to dry and let that treatment leach toward the surface before it will accept a sealer. Seal it the day it goes up, and the sealer sits on wet wood and peels; wait a few weeks for it to dry, wash it, and then seal, and the clear coat soaks in and holds. A simple check is to splash a little water on the boards: if it beads up, the wood is still too wet to seal, and once it soaks in, you are ready. That first seal locks in the warm yellow-pine tone instead of letting it weather to gray, and it sheds water so the wood checks and cracks far more slowly in the coastal humidity. After that, a reseal every couple of years keeps the protection up. Cedar is a little different: it is naturally rot-resistant and can be sealed once it has dried, or left alone to weather to its silver-gray on purpose. Either way, the wash matters as much as the seal, because a sealer applied over a gray, dirty surface just locks the gray in. Clean first, dry, then seal is the whole method, and it is the cheapest way to add years and hold the look of a wood fence on the Peninsula.
